While it's my personal definition and not an official rule, I think you'll find that most folks in the area would agree. Even if you happen to be just north of Fruitville or just south of Clark, you're still very much part of the HUB.

Now, when it comes to housing in the HUB, you'll discover a splendid mix of everything under the sun. Whether you're in the market for something new or old, prefer neighborhoods with or without HOA dues, fancy a spacious residence or a cozy one, relish unique character or the convenience of cookie-cutter designs, you'll find it here. There are options for those 55 and over, as well as areas with minimal deed restrictions. Some properties are in flood zones, while others enjoy a flood-free status. Homes, villas, condos, townhomes – you name it, you'll find it right here in the heart of Sarasota's HUB.

Certainly, when it comes to prices in the HUB of Sarasota, here's what you can expect:

Homes: The range for homes in this area spans from $200,000 to $2 million, with the median sale price typically sitting around $550,000. However, I would advise against considering properties at the lower end of the spectrum, especially those priced at $200,000, unless you have cash and are ready to invest in significant renovations.

Condos/Villas/Townhomes: If you're exploring condominiums, villas, or townhomes, you'll find a range of $150,000 to $1.2 million, with a median sale price averaging around $385,000. This diverse selection ensures that there are options to fit various budgets and preferences.
